When you’re a buyer and you find a home to buy, the next step in the process is to get a home inspection done. If the inspection comes back with a lot of problems, what are your options?
When you get any kind of inspection, whether it be a general home inspection or a pest inspection, problems are going to come back. Inspectors are paid to come back with pages and pages of things that are wrong with the property. They are always going to find stuff, but most of the time these items aren’t deal-killers.
What we are most concerned about addressing are any health and safety items. These include problems with the foundation, roof, plumbing, or any other major part of the home. When you get the report back from the inspector, your agent should be able to negotiate repairs or credits for those big items.
When you get the report back, it’s important to prioritize a list, showing your agent what you are most concerned with. Then your agent can take those items to the seller and negotiate the repairs or credits.
If there is an item that proves to be too expensive to fix and it derails the deal, that’s okay. You don’t want to buy something that is going to be a money pit. You can absolutely cancel the transaction and get your earnest money back. Usually, we can get things figured out by negotiating on your behalf to take care of those big issues.
