We had a situation recently where we had someone who wanted us to represent them in the purchase of a newly built home. They went into the neighborhood sales office, talked to the builder, registered, then when they asked the builder if they could have their agent represent them, the builder said (and I'm paraphrasing here): "Sorry, too late. They didn't sign you in, they can't represent you."
If you are looking for representation in buying a newly built home, it's essential to bring your agent in with you the first time you enter the sales office. If you don't, the builder won't allow you to work with that agent.
Why do you need representation when buying a home directly from the builder? Well, in most cases, an agent like myself will be able to negotiate upgrades, closing costs, and other things for you. Throughout the process, there will be inspections, contingencies, etc., and you want somebody on your side.
The builder's sales office is representing the builder, so how could they be looking out for the best interest of both parties? It seems a little counterintuitive to us.
