The real estate market in the East Bay is very hot right now, and as a buyer you're probably going to need some extra help.
The first thing that you can do is make sure that your offer is fully prepared. A lot of times as a listing agent, I get offers with blank spots in them and some are missing supporting documents and checks as well.
You will also need the listing agent who's representing you to talk to the seller's agent in order to figure out what they're looking for in an offer in the price and terms of your contract.
Another thing that can help is when you write a personal letter to the seller, and you can even attach photos of your family. Explain to this person why you want the home and why you would be able to take care of it.
Prioritize the things that you must have on your offer, such as whether or not a seller needs to let you keep the refrigerator or a washer and dryer.
It's also good to know whether or not the seller will be doing a counteroffer, because if not, you will need to present your biggest and strongest offer upfront.
